LOCATION
Coleraine is a university town located approximately 55 miles northwest of Belfast and 30 miles east of Londonderry, both of which are linked by major road and rail connections.

Coleraine has a resident population of c. 57,000, but as the regional centre for the North East the town serves a catchment population in excess of 200,000. Coleraine is an attractive location to live and work in, with good schools, an acute hospital and a stunning natural environment while also being an established base for public service provision with potential for an expanded location of public sector jobs. The area has relatively low average wage costs and particularly benefits from high levels of productivity and low levels of turnover and absenteeism among employees in local industries.

TRANSPORT LINKS
Venturenorth is located on the town's outer ring road on the eastern side of Coleraine. It is easily accessible from the main arterial routes to the town centre, north of the A26 from Antrim and Belfast. This excellent edge of town location, immediately adjacent to key road links, combined with its close proximity to the regional bus and rail network serving the rest of Northern Ireland and the Republic of Ireland provide excellent competitive advantages for prospective tenants. Businesses can also benefit from the one hour road link (45 miles) to Belfast International Airport which provides one/two hour flights to Great Britain and Europe, together with direct daily flights to New York.

TOURISM
Coleraine is at the heart of the world famous tourist region known as the Causeway Coast and Glens which attracts over 5 million visitors each year. The Causeway Coast is an area of outstanding natural beauty which boasts Northern Ireland’s only World Heritage Site at the ‘Giants Causeway’ as well as miles of golden, sandy beaches and a number of outstanding championship golf courses.

EDUCATION
The area has an outstanding variety of educational institutions at all levels and is home to the main campus of the University of Ulster with over 5,500 students. The administrative headquarters of the University of Ulster is located at the Coleraine campus which, in addition, is a world-class centre of research for biomedical sciences. These factors combine to provide ready availability of well educated graduates qualified for employment in high-tech industries.
